Selling real estate can sometimes sound like a chore and to some can mean stress and sleepless nights until the home sells. But with proper planning and strategy it can be a fast and easy process.

As a seller, there are certain things you can do to help the sale of your home happen as quick as can be.

Think like a retailer. Set up your home in such a way as if you were a buyer seeing it for the first time. If this is difficult, have a trusted friend walk through it with you. Point out all the things you would want fixed, painted, replaced or updated then do those things before listing the property.

Most homes see the most activity in the first two weeks on the market so make sure you don't list it first, then fix all the things that needed it because someone didn't buy it right off the bat.

Visit model homes in the area and study what buyers are seeing. They want it move in ready and if you are showing off your latest Nascaar collection or your grandmothers tea pots, chances are buyers are not going to look pass that.

Unless you want to give away your home, you may need to make some adjustments while living there. Keep every nook and cranny as perfectly clean as possible.

Keep personal photos and mementos gently packed away. Take out 50% of the items in the closet. Make every room seem as big as possible. Clear out unnecessary furniture and clutter. Clear of everything but two items on the kitchen counters. Let buyers think there is plenty of room in your home.

Update the home with warm, modern colors and at the very least, repaint your front door. Keep curb appeal at its utmost no matter what time of year you are selling. There are lovely greenery and flowers even for winter. Keep fresh mulch on hand for touch ups and make sure the grass is green and trimmed.  If your home has a feature that can't be helped, de-emphsize it as much as possible.
